We’ve developed and built three podium-style apartment projects in the neighborhoods surrounding Rice University, all geared towards serving the off-campus student housing needs of Rice students. These developments are unique because they combine two very different types of construction into one building. The lower level — called the podium — is built from reinforced concrete and serves as a parking garage for residents, while the upper levels feature wood-framed residential units. This hybrid design makes for a building that’s both foundationally strong and spatially efficient. However, it also presents unique challenges, such as the careful coordination of utilities through the post-tensioned slab. As some of our most complex projects to date, these podium-style buildings highlight our team’s expertise in managing technical detail, interdisciplinary coordination, and high-quality execution. The result of this is the construction of durable, architecturally refined communities that enhance our urban landscape.
